A fully staffed private beachfront estate created for experiencing Costa Rica together

Villa Avellana

Discover Villa Avellana

Villa Avellana is a private beachfront estate on Costa Rica’s Peninsula Papagayo, created for families and friends who want to experience the country together without giving up space, privacy or individual freedom. Set across three acres beside Prieta Beach, the estate accommodates up to 23 guests in ten bedrooms, with generous shared spaces and quieter areas that allow everyone to settle into their own rhythm.

What distinguishes Villa Avellana is the completeness of the stay. A dedicated team of more than 25 takes care of dining, housekeeping, local transportation, boating and daily experiences, removing much of the planning that usually accompanies a large group vacation. Days can be shaped around the beach, private boat trips, wellness, outdoor activities or simply time together at the estate.

The result is more than a fully staffed villa in Costa Rica. Villa Avellana combines the privacy and familiarity of a beautiful coastal home with the service, facilities and flexibility of a private resort—entirely reserved for one group.

Between Forest and Pacific

Set on three private acres beside Prieta Beach, Villa Avellana lies between the tropical forest and the Pacific Ocean on Costa Rica’s Peninsula Papagayo. The beachfront position gives guests direct access to the water, while mature gardens and surrounding greenery create a strong sense of privacy throughout the estate.

Although the villa feels wonderfully secluded, it remains connected to the wider peninsula, with beaches, golf, dining and outdoor experiences within easy reach. Liberia International Airport is approximately 40 minutes away, making Villa Avellana unusually accessible for a private coastal estate of this scale.

This balance—nature, privacy and easy access to the experiences of Guanacaste—is central to the setting. Guests can spend complete days within the estate or explore farther afield without losing the ease of returning to their own private beachfront home.

Living Open to the Landscape

Multiple living, dining and poolside spaces come together across one expansive open-air level.

Outdoor life at Villa Avellana moves naturally between the swimming pool, shaded terraces, tropical gardens and Prieta Beach. The principal living areas open directly onto the pool terrace, making it easy for guests to spend the day together while choosing their own pace—swimming, reading in the shade or following the garden toward the sea.

Meals can be served outdoors, with the private chef and service team adapting dining arrangements to the group and the rhythm of the day. Beyond the terrace, the beachfront setting supports everything from quiet mornings beside the Pacific to water sports and departures by private boat. Each space feels connected, allowing the estate’s outdoor areas to function as an extension of the home rather than a collection of separate amenities.

Interiors with a Sense of Ease

Villa Avellana’s interiors are generous in scale but relaxed in character. Natural materials, warm neutral tones and carefully framed views allow the tropical surroundings to remain present throughout the house. The atmosphere is refined without feeling formal, creating spaces that are comfortable from the beginning of the day through to dinner in the evening.

The principal lounge and dining areas offer enough room for the entire group to come together, while the media room, games room and quieter seating areas provide places to separate when desired. This balance is especially valuable in a ten-bedroom estate: guests can share the same home without every moment needing to be spent collectively.

Rather than treating the interiors as showpieces, Villa Avellana has been arranged for everyday enjoyment. The result is a home that feels calm, welcoming and entirely suited to longer stays with family and friends.

Estate Experiences

Villa Avellana gives guests room to move between shared adventure and quiet restoration without leaving the estate. Private boating and water sports bring the Pacific into the stay, while the separate treehouse retreat offers a calm setting for personal practice, quiet time and treatments arranged by the team.

This range is especially valuable for multigenerational groups. One part of the family can spend the morning on the water while another remains at the villa, before everyone comes together again for lunch or dinner. Boating, captains, fuel and water-sports equipment are included; spa treatments and specialist wellness services are available at an additional cost.

Private Hospitality, Shaped Around Your Stay

Villa Avellana is a fully staffed villa in Costa Rica, supported by a dedicated team of more than 25. Private chefs, service staff, housekeepers, concierge support and adventure specialists take care of the practical details throughout the stay, allowing guests to enjoy the estate without coordinating meals, activities and daily arrangements themselves.

Dining is shaped around the group, from relaxed breakfasts and poolside lunches to dinners served outdoors. Housekeeping and laundry are handled discreetly, while local transportation, boating and experiences can be organized around individual interests. Different members of the group can therefore follow their own plans without placing the responsibility for every decision on one person.

The service remains private to Villa Avellana and adaptable to the rhythm of each stay. It provides the ease of a fully hosted resort experience while preserving the familiarity, privacy and freedom of having the entire estate to yourselves.

Days on Land and Water

Villa Avellana makes it easy for each guest to experience Costa Rica in their own way. The estate’s private boats open the coastline to fishing, snorkeling and days spent exploring beyond Prieta Beach, while surfing, paddleboarding and other water activities can be shaped around age, confidence and local conditions.

Time on land can be equally active or restorative. Guests may explore the peninsula, follow guided outdoor experiences, practice yoga on the dedicated deck or spend an unhurried afternoon beside the pool. Golf, racquet sports, spa treatments and beach-club access can also be arranged at an additional cost.

This flexibility is particularly valuable for families and larger groups. Villa Avellana offers plenty to discover, but nothing has to be scheduled simply to fill the day.

Gatherings, Celebrations & Retreats

Villa Avellana’s scale, privacy and dedicated team make it particularly well suited to occasions that bring people together. Multigenerational holidays, milestone birthdays, family reunions and private retreats can unfold within one estate, with generous spaces for shared meals and activities alongside quieter areas for individual time.

Celebrations can be shaped around the setting, from relaxed dinners beside the pool to more formal gatherings overlooking the Pacific. The private hospitality team can coordinate dining, service and experiences around the occasion, allowing the group to remain present rather than managing the practical arrangements themselves.

Weddings, organized retreats and other events are considered individually. Guest numbers, event arrangements, any applicable fees and outside suppliers will be confirmed before booking, ensuring the estate is appropriate for the gathering being planned.

Privacy & Everyday Ease

Villa Avellana is reserved exclusively for one group, giving guests complete use of the estate, its facilities and the dedicated team throughout their stay. The three-acre setting provides a natural sense of seclusion, while the different living areas allow several families or generations to share the villa without sacrificing personal space.

Air conditioning, Wi-Fi, daily housekeeping and laundry service support the practical comfort of a longer stay. Concierge assistance and local transportation remove much of the everyday coordination, while the estate’s position within Peninsula Papagayo keeps beaches, dining and activities within easy reach.

This combination of privacy and practical support allows Villa Avellana to feel both removed from the outside world and remarkably easy to live in.

Peninsula Papagayo

Villa Avellana is set within Peninsula Papagayo, a private coastal community in Guanacaste where tropical dry forest meets the North Pacific. Beyond the estate, the peninsula offers beaches, a marina, golf, racquet sports, dining and guided outdoor experiences, giving guests plenty of choice without determining the rhythm of their stay.

Prieta Beach remains the immediate setting, while the wider peninsula makes it easy to move between quiet days at the villa and time spent exploring. The Villa Avellana team can assist with reservations and confirm access to particular clubs, resorts and facilities, as arrangements may vary.

Guanacaste International Airport in Liberia is approximately 30–40 minutes away, allowing the estate to feel secluded while remaining straightforward to reach.
